The Challenge
E&S Holdings needed to line up tenants for a commercial flex development well before construction finished. At that stage of a build, the visuals that exist are architectural drawings, and those are made to guide construction rather than to help a business owner picture their operation inside a space. A prospective tenant deciding whether 25,000 SF of combinable flex bays fits their needs has to be able to see the building, understand the layout, and qualify the specs quickly. The site also had to serve two audiences at once: brokers scanning for available square footage, and end tenants such as contractors, professional offices, and municipal operations evaluating a long-term home.

The Solution

The site also had to serve two audiences at once: brokers scanning for available square footage, and end tenants such as contractors, professional offices, and municipal operations evaluating a long-term home.
The Result
E&S Holdings has a live leasing presence more than a year ahead of occupancy, giving brokers and prospective tenants a real look at the building and a direct line to the development team. The site is structured to grow with the property: as construction progresses, the landing page expands into a photo gallery and individual unit listings, so the digital presence matures alongside the buildings themselves.
